1. /......tài/zuì......le
“了”is used at the end of the sentence pattern to emphasize that it's a subjective view .        
中文太难。zhōng wén tài nán
中文太难了。zhōng wén tài nán le

小李最聪明。xiǎo lǐ zuì cōng míng
小李最聪明了。xiǎo lǐ zuì cōng míng le

*The two express the same meaning, but the second one emphasizes the speaker's opinion.

2. 快/就要......了 kuài/jiù yào......le
  “了”is used at the end of the sentence pattern to indicate a change about to happen.  
火车快到了。huǒ chē kuài dào le
Ex: Has the train come yet?
Key: No.

就要下雨了jiù yào xià yǔ le

Ex: Is it raining now?
Key: No.

3. v. + +  o. +
“了”is used both after a verb and after the objective to indicate the action has been finished.
hái zi hē le niú nǎi le
孩子喝牛奶了。hái zi hē niú nǎi le

*The first sentence means the child has already drunk milk. The second has two meanings: either the child has drunk milk, or the child hadn't drunk milk before, but he has drunk it this time (indicates a change ).
